How I price
Cost plus twenty percent. Nothing hidden.
Every project I take on is priced the same way. You pay the actual cost of the work plus a flat twenty percent. The estimate is line-itemized, so you can see what each part costs and where your money goes. There is no markup buried in the materials, and no number I am not willing to explain.
I don’t do commercial work, and I don’t take small repairs or jobs under roughly $10K. Those go to Atelier by Hearthside. I also keep my work inside a few San Antonio neighborhoods, not the Hill Country.
Kitchen & Bath
Typically $60K to $200K
A full rebuild of the rooms you use most, done to a high standard rather than simply refreshed.
What it includes
Cabinetry and custom built-ins, stone and tile, plumbing and electrical, lighting, and the finish carpentry that makes a room feel finished. I handle the demo, the systems behind the walls, and every layer of finish.
Who it’s right for
Homeowners who want a kitchen or bath rebuilt properly, with materials and craftsmanship that hold up.
Primary Suite Additions
Typically $100K to $300K
Adding or reworking a primary bedroom, bath, and closet, sometimes as new square footage and sometimes by reclaiming existing space.
What it includes
Foundation and structural work, roofline and framing, new systems, and the full interior finish. I manage how the addition ties into the existing house so it reads as part of the home, not an afterthought.
Who it’s right for
Families who love their house and their block but have outgrown the primary suite.
Garages & Casitas
Typically $80K to $250K
Detached garages, casitas, and guest quarters, built new or converted from space you already have.
What it includes
A complete structure with foundation, framing, utilities, and finish, or the conversion of an existing garage into finished living space. Built to match the main home in quality and character.
Who it’s right for
Homeowners who need a guest house, a home office, or a separate unit that belongs with the property.
Whole-Home Renovation
Typically $250K and up
Taking a home down to its bones and rebuilding it, coordinated as one project on one schedule.
What it includes
Layout and structure, all systems, kitchen and baths, floors, millwork, and exterior. Instead of a series of disconnected projects, the whole house is rethought and rebuilt together.
Who it’s right for
Owners of a well-located older home who want it to live like new without leaving the neighborhood.
Historic & Period Homes
Quoted per home
Careful renovation of the older and historic homes that give these neighborhoods their character.
What it includes
Preserving the details worth keeping, updating what isn’t, and handling the realities an older house hides behind its walls. Modern systems and comfort, brought in without erasing what makes the home worth saving.
Who it’s right for
Stewards of a period home in Alamo Heights, Terrell Hills, or Olmos Park who want it updated with respect for its age.
