How I work
Five steps, no surprises.
Most renovation horror stories come down to two things. Hidden markups, and a builder you can’t reach once the check clears. I built my process to remove both. The price is cost plus twenty percent, line-itemized from the start, and you work directly with me the whole way through.
Initial walkthrough
I come to your home and we walk the space together. You tell me what you’re imagining, I tell you what’s realistic, and we figure out whether it’s a project I’m the right builder for. No charge, no obligation.
Scope & proposal
I put together a line-itemized proposal. You see the real cost of every part of the job, plus a flat twenty percent. That is the whole formula. Nothing is buried, marked up, or hidden inside a lump sum.
Contract & schedule
Once the scope is right, we sign a Texas-compliant renovation contract, including the required Mechanic’s Lien disclosure, and lock in a schedule. You know what is happening and when before any work starts.
The build
I manage the work day to day, and you have direct access to me the whole way through. When a question or a decision comes up, and on a renovation it always does, you’re talking to the person actually running your job, not a salesperson or a call center.
Completion
We walk the finished project together and build a punch list of anything left to address. I close those items out, and your work is covered by warranty once it’s done.
Direct access
You’re working with me, not a middleman.
On most jobs this size, the person who sold you the project disappears once it starts, and you deal with whoever happens to be on site that day. With me, the person who walked your home, priced the work, and signed the contract is the same person managing the build and answering the phone. That is the whole reason I keep my work small and close to home.
Where I build
Close to home, on purpose.
I only take work in a handful of neighborhoods. Alamo Heights, Terrell Hills, Olmos Park, and the blocks right around them. That isn’t a limitation, it’s how I stay reachable and keep a close eye on every project. If your home is in that area, we should talk.
