Yes. I take renovations in Alamo Heights, Terrell Hills, and Olmos Park, plus a few adjacent blocks in Mahncke Park and Castle Hills. Staying close to home is how I keep a real eye on every project and stay reachable while the work is underway. If your home is in that area, we should talk. If it is outside it, I am probably not your builder, and I will tell you that honestly.

Most of my work runs between $50K and $400K. I do not take small repairs or jobs under roughly $10K, which go to Atelier by Hearthside, the maintenance side of the family. I do not do commercial work, and I do not build in the Hill Country. Renovations and additions to high-end homes are what I do.

Cost plus twenty percent. You pay the real cost of the work, line-itemized so you can see where every dollar goes, plus a flat twenty percent. There is no markup hidden in the materials and no lump-sum number I am unwilling to explain. It is the most honest way I know to price a renovation.

Because the pricing is cost-plus and itemized from the start, there are no hidden surprises baked in. When something changes, whether you choose a different finish or we open a wall and find a problem the house was hiding, I tell you what it costs in writing before we proceed. You are never the last to know.

I run the project and the relationship. You always talk to me, not a salesperson or a call center. The hands on your home are a vetted crew of trade partners I have worked with for years: framers, electricians, plumbers, tile setters, and finish carpenters. The difference is that the person who priced your job, signed your contract, and answers your calls is the same person managing the people doing the work.

A deliberately small number. Keeping my workload tight is how each project gets real attention and how I stay reachable. That focus is the whole point of how I have built this.

Yes. I coordinate permits and inspections as part of the job, and I can work alongside your architect or designer, or recommend one, depending on the scope. You should not have to project-manage your own renovation.

It depends entirely on scope. A kitchen or bath might run a couple of months. A whole-home renovation can take considerably longer. I give you a real schedule before we start and keep you current as we go. I would rather quote you an honest timeline than an optimistic one.

Every project is built under a written, Texas-compliant renovation contract that includes the required Mechanic and Materialman Lien disclosure. Texas does not issue a state license for residential general contractors, so be wary of anyone who claims one. I am glad to share proof of insurance and a copy of my contract before you commit to anything. My family has been building in San Antonio under the Hearthside name since 1987.

I am a builder, not a lender, so I do not finance projects directly. Many homeowners fund a renovation through a home equity line or a renovation loan, and I am happy to talk through what I have seen work and point you toward people who handle that side.

After the work is finished, we walk the project together and build a punch list, I close out anything left to address, and your completed work is covered by a warranty. I put the specifics in writing in your contract so there is no guesswork.
